The good people at A&S Ireland are selling this second floor flat on Langside road for a fixed price of £54,995. It is a well proportioned 1 bedroom flat which looks in move-in condition. It is in a traditional sandstone tenemant building which has recently been refurbished and overlooks Govanhill Park.

The asking price is £10,000 under the home report value and is priced for a quick sale. As a landlord, you should expect to receive rent of about £375 per month which works out at an annual gross rental return of 8.2% - not bad and a good tradeoff for an area that is not likely to see the same levels of capital growth as say the more expensive West End.

Govanhill is a just south of the River Clyde, near Queens Park, Pollokshields and Crosshill and only a short bus ride into the city centre. The area has long been Scotland's most culturally diverse neighbourhood  -of the 15,000 people living in the neighbourhood, approximately 40% are from ethnic minority communities.  The nature of the population makes this an area with strong rental demand so I do not think you would have any problems renting this flat out.
